The Need for a Professionally Licensed Surveyor
If you are like most people, you weren’t really taught the ins and outs of a real estate deal in high school. Yet, the real estate transaction is one of, if not the most, important part of your home life.
Typically, during a transaction, most realtors reference the county GIS or Geographic Information Systems that show lines over top of an image where you see the house you are attempting to purchase, or in the case of land, you see the lines over top of largely raw land. The problem is those lines aren’t meant to represent the actual location of your property, rather, the county or city uses those lines, assigns a tax parcel id number to the parcel so they can assess taxes and keep track of who is doing what.
The GIS websites themselves nearly always have some disclaimer to the effect that “The ‘County’ Board of Assessors makes every effort to produce the most accurate information possible. No warranties, expressed or implied are provided for the data herein, its use or interpretation. The assessment information is from the last certified tax roll. All other data is subject to change.” Which basically states that these lines and the information in GIS is for tax purposes, it is NOT for showing you where your property lines are or how much property you own.
Enter the Professional Land Surveyor. Land Surveying is one of the oldest professions for good reason. Neighbors have been disputing the location of property lines since the beginning. Professional Land Surveyors have honed the craft of determining property lines throughout their careers and are the ONLY ones qualified to make decisions related to the boundary lines. There are many reasons for this, but the point is that neither your neighbor, your parents nor the realtors can make the decisions on your property lines no matter how long they have been doing it and many times using them as a resource muddies the waters unnecessarily. Everyone gets homes inspected before purchasing, do yourself a favor and get it surveyed also. It can save you thousands if not tens of thousands in the end.
